Inventory in the Boise area has
risen over the last year. Days on the market are up a little, and that number
is dependent upon location and condition. New construction has been
strong since January of 2013 and many have built the home they have dreamed of
in that time, but existing homes are still very sought after in the valley.
Often, there are improvements that have been made to homes, and buyers
like those improvements.
Interest rates are low, too, so Seller's still have a big advantage in today's market since buyers like low interest rates, and can buy and have a low mortgage payment.
Having a well prepared home will be the key to bring the fastest offers. We see 5 to 20 days on a well prepared home in a good location, and around 40 to 50 days ones not as ready or not in the "location, location, location" zone.
The good news, though: prices are still up compared to a year and a half ago!
